Scheme description
The Novo Arkhangelskoye project is located within the Zaharkovo wetland area immediately adjacent to the western boundary of the city of Moscow and close to the existing residential settlement of Arkhangelskoye.
A new township is proposed that will extend over an area of 430 hectares and will be based on the concept of a fully integrated and mixed use development including a wide variety of social infrastructure. It is intended that the masterplan recognises and takes advantage of the natural location of the site alongside the Moscow river and that the scheme incorporates appropriate forms of waterfront development and marine related activity.
Role of Marina Projects
Marina Projects was commissioned in June 2004 to work alongside the architect and other members of the Novo Arkhangelskoye project team to review and establish the most appropriate form of marina and water based activity for incorporation as part of the overall masterplan.
The brief
From available base plan information and assessment of the likely market trends, consider a number of option solutions for introducing marina and water related activity. The assessment to take account of the available water areas, potential minimum/maximum water levels, and relationship of the proposed water related activity to the adjacent waterfront development. The study to include the production of concept layouts for the selected option schemes, including an indication of marina berth numbers and types/size of vessels to be accommodated. The layouts also provide an indication of the land based marine service facilities that will be required to support the proposed marine related activity.
Based on the architects masterplan for the land side development, Marina Projects undertook a study and analysis of the most appropriate form of marina related development to compliment the vision for the new township, providing guidance on the types of marine activity and design solutions best suited to the conditions and emerging market.
Russia in general and particularly the Moscow region is witnessing a dramatic upsurge in the development of new waterfront residential schemes and an increasing interest in the marine leisure activities enjoyed by the western world. Despite the difficulties imposed by the climatic conditions there is a growing demand for large luxury motor boat ownership.
